Mixer Taps and Separate Taps Compared
A mixer tap blends hot and cold water and delivers it from one spout under a single lever or two handles. Separate taps run each supply to its own spout.
Before anything is ordered, the new fitting has to match three things:
- how many holes the bench or basin already has, and their spacing
- whether the fitting mounts on the deck or on the wall
- the supply connections underneath and their condition
Trading a wall-mounted tap for a deck-mounted one is bigger than a swap. A wall-mounted unit draws from pipes within the wall, so changing the style means work on the wall or the basin too, not just the fitting.
An isolation valve on each line lets us shut that one fixture off without turning off the house. Older places sometimes lack them, and adding valves during the same visit saves a second trip later.

Certification Rules for Replacement Taps
WaterMark certification is product approval showing a tap meets Australia's plumbing code for safety and fitness for purpose. WELS, the Water Efficiency Labelling and Standards scheme, registers each tap and displays its star rating and water use on the label.
Both marks have to be on the product before we can lawfully install it. Buying online adds a check: the listing needs the WaterMark licence number plus the WELS registration and stars, and you can verify either mark in the product databases by model name before paying.
Business Queensland sets 3 stars as the minimum for tapware and showerheads in new dwellings, and a renovation sits outside that requirement. A straight swap therefore carries no rating floor.

Do You Need a Licensed Plumber to Fit a Tap
Yes, replacing a whole tap is licensed work in Queensland, and the QBCC's only unregulated tap job is the jumper valve or washer inside. The whole-fitting swap belongs to us.
Two categories cover most jobs:
- Swapping an existing fitting for a matching one counts as minor work: a QBCC licensee handles it, with no permit and no Form 4.
- Placing a tap where none ran before, or adding a fixture, is notifiable work, and we file the Form 4 within 10 business days of finishing.
Before a tenant attaches any fixture, the owner or manager's written consent is needed on a Form 23. Consent missing? The owner or manager has three choices: call it a breach and work through the dispute, keep the change as an improvement, or take the fixture out and recover the cost from the tenant.

Tap Flow Limits for Rental Properties
A Queensland owner can pass the full water bill to a tenant only when the place counts as water efficient. The test for taps: internal cold taps and single mixers flowing at no more than 9 litres per minute.
The taps that count sit over a hand basin, a kitchen sink or a laundry trough, mixers included. Bath, garden and appliance taps are excluded, including anything serving a washer or dishwasher.
Proof matters too. The Residential Tenancies Authority recommends keeping plumbing reports, compliance certificates, receipts, packaging and instruction manuals for the fittings.
The wider charging rules live on our rental property plumbing page.

Why Griffin Taps Wear Early
Most of Griffin rents, so a new mixer is usually picked by an owner or agent between tenancies rather than by the person at the sink. The early-2010s estates running along Dohles Rocks Road toward the river carry decade-old original tapware now, and seized handles and perished seals are why many of these bookings happen.
A planned swap also beats an emergency call. A fitting changed on a scheduled visit never gets the chance to fail over a long weekend.

What Changes the Price of a Tap Replacement
The price turns on the tap style and whether the isolation valves and connections can be reused. The hole layout in the bench or basin and the working room underneath it set the rest, along with how many taps you change in one visit.
A new or relocated tap adds the Form 4 lodgement fee, which the licensed contractor pays and can pass on to the owner.
The fixed quote locks the price before we begin, and nothing is hidden in it.

Tap Replacement Questions
Call (07) 3524 7137Can I replace a tap myself in Griffin?
No, the whole tap is licensed work, so a plumber does it. The one exception a capable owner can handle is the jumper valve or washer inside, which the QBCC lists as unregulated, and it still has to meet the standards.
What do WaterMark and WELS mean on a tap?
WaterMark shows compliance with Australia's plumbing code, and WELS registration shows the star rating and the water use on the label. A tap carrying both marks is the only kind a licensed plumber may lawfully install.
Can I buy my own tap and have a plumber fit it?
Yes, though check before you pay that it carries the WaterMark trademark and a WELS star rating, since certification is what allows a licensed plumber to fit it legally. You can verify both marks in the product databases by model name.
How much does it cost to replace a tap in Griffin?
The tap style and whether the old valves and connections can serve again drive most of the price. The fixed quote covers the whole figure before any work starts, with flat-rate pricing and no hidden fees.
What is the tap flow limit for rentals?
The limit is 9 litres per minute for internal cold taps and single mixers. That flow rate is what lets a Queensland owner pass the full water bill to the tenant. It covers the cold taps at the hand basin, the kitchen sink and the laundry trough, and excludes bath, garden and appliance taps.
