Griffin Same Day Plumbing team and ute

A licensed plumber from our team handles all of it, same-day where we can, with $0 call-out fees and no extra charge for nights, weekends or public holidays.

The suburb skews young and rented. At the last census, 12,295 people lived across 4,156 dwellings, with a median age of 29, so those fixtures are in constant rotation. Because most households rent, the water-charging rules lower down matter here more than most places.

The Griffin home page carries the full service list. This one stays on the fixtures themselves.

Washers, Valves and Cracked Porcelain

Most drips, running cisterns and slow refills come down to a washer, cartridge or valve; once the tap body, cistern or pan cracks, replacing takes over from repairing. The split decides whether you book a quick fix or plan a fixture swap.

  • A washer tap that drips from the spout usually needs a new washer or a dressed seat.
  • A mixer usually needs a replacement ceramic disc cartridge.
  • A cistern that keeps filling or seeping is usually cured by fitting a replacement inlet valve and a fresh outlet washer.
  • A crack through the body of the tap, or a split cistern or pan, ends the repair conversation: the fixture comes out.

One more signal is worth knowing. A fixture on its third visit inside a year is often better replaced than patched again, so we weigh each job on its own record before quoting.

Estate homes handed over through the 2010s building rush still run on their original tap cartridges and seals, and a decade of daily service is where perishing starts to show. The fault-by-fault detail sits on the pages below.

Water Efficiency Rules for Taps and Toilets

WELS, the Water Efficiency Labelling and Standards scheme, is the labelling scheme that registers taps, toilets and cisterns, then grades each one by stars and the water figure printed on its label. The same fixtures need WaterMark certification too, and that certification is what lets a licensed plumber install them legally.

Before an owner can pass full water charges to a Queensland tenant, the tenancy rules cap the fixtures:

  • Indoor cold taps and single mixers are capped at 9 litres per minute.
  • A dual flush toilet is capped at 6.5 litres on the full flush, 3.5 litres on the half flush, and 4 litres on average.
  • The cap covers cold taps over a vanity, sink or laundry tub. Bath taps, outdoor taps and the taps feeding a washing machine or dishwasher escape the limit.

Every newly built dwelling needs taps and showerheads of at least 3 stars and a dual flush toilet of at least 4 stars; those minimums don't reach renovations, so an older cistern can legally stay.

With most homes here rented, these caps come up constantly, from units near the Griffin Medical Centre to family houses backing Peppercorn Street Park on Coriander Drive. Our tap and toilet repairs in every tenanted property have to respect them.

The Water Bill Cost of a Slow Leak

No. The adjustment Unitywater offers for concealed leaks is for hidden pipe faults only; water running out of dripping taps or filling-and-filling cisterns sits outside it, and the owner wears the loss. Taps and cisterns are named in the exclusions outright.

That exclusion bites because the waste is real. One slow drip can send thousands of litres through the meter over a year, and every litre lands on the account.

A quick check tells you which side of the line you're on:

  1. Turn off every tap and appliance in the house.
  2. Watch the meter dial for movement.
  3. A still dial with a running cistern points at the fixture, not the pipes.

Fixing a dripping fixture early keeps the bill honest, whether the place is tenanted, managed or owner-occupied near Ultramarine Parade Park off Evergreen Parade.

Where Home Owner Repairs Stop in Queensland

Only the QBCC's unregulated list is open to any capable home owner; every other tap or toilet job belongs to a licensed plumber. The list is deliberately narrow.

The QBCC exempts, in a tap, the jumper valve and washer; in a cistern, the drop valve washer, its float valve washer, and also the suction cup rubber. No licence, approval or report is needed for those parts, but the work still has to satisfy the standards in the codes.

Everything beyond that short list is regulated:

  • Fixing or swapping a tap or toilet fitting counts as minor work: a QBCC licensee carries it out, and no permit or Form 4 applies.
  • Replacing an entire tap is licensed work as well; the QBCC's own guide holds that job up as its example of work beyond the owner list.
  • Installing a brand new toilet in an existing building is notifiable work. So is relocating one already there. No council permit applies, and we send a Form 4 to the QBCC inside 10 business days of completing the job.

Rentals add one further rule. A toilet that's blocked or out of action is an emergency repair under Queensland tenancy law, so the owner or their agent has to act quickly once a tenant reports the fault.

Each Fault Has Its Own Page of Detail

The deeper fault-by-fault breakdown lives on the pages below:

Tap faults: washers, jumper valves, cartridges and spouts.

Toilet faults: cisterns, valves, seats and pans.

Questions About Taps and Toilets

Call (07) 3524 7137

Is a dripping tap or running toilet an emergency?

No. Either fault can wait for a booked visit, though both shed water until they're fixed. Water that won't shut off is different: close the isolation valve or the water meter, then open our emergency plumber page.

Can I replace a tap washer or cistern washer myself?

Yes, for a narrow set of parts. The QBCC counts a tap washer or jumper valve, and the drop valve washer, its float valve washer, plus the suction cup rubber inside a cistern, as unregulated work. Whatever you touch still needs to satisfy the codes, and swapping the whole fixture is licensed work.

Does Unitywater cover a leaking tap or toilet?

No. The adjustment for concealed leaks leaves out water lost from dripping taps and running cisterns, so the owner wears the cost of it on the bill.

What affects the cost of a tap or toilet repair?

The price turns on which part failed, which design of tap or cistern, any cracks or wear in the seat or body, and how easily we reach the isolation valves. After we inspect, we quote a fixed figure before anything starts.

Who looks after the pipe to my tap, me or Unitywater?

Unitywater looks after the street mains up to your water meter. Every pipe on the owner's side of the meter is yours to maintain.

Is the call-out free for a tap or toilet repair in Griffin?

Yes. Calls in Griffin come with $0 call-out fees, and there's no added charge for nights, weekends or public holidays.
